SAFETY at the BUILDING SITE

YOUR SAFETY STARTS HERE
CHBA-CA members are committed to SAFETY at the BUILDING SITE.
The safety and satisfaction of all building site visitors is paramount to a successful home building experience and development of a safe, welcoming community.
We know most purchasers want to visit the home while it is under construction, while trades and suppliers must access the building site during all phases of neighbourhood and home development.
Therefore, it is extremely important to ensure the building site is safe for purchasers, trades and suppliers - even trespassers venturing for a "sneak-peek".
What are the benefits of SAFETY at the BUILDING SITE?
Reduced Risk of Injury , Safer Communities,
and Increased Purchaser and Worker Satisfaction.
There are only two ways to achieve SAFETY at the BUILDING SITE:
|

Education:
Building sites are not playgrounds. Accessing the home and neighbourhood under construction is dangerous for many reasons such as:
- Unfamiliar busy construction site.
- Not having proper safety wear.
- Unprotected openings or excavations.
- Unstable stairs, decks and/or scaffolding.
- Overhead, electrical or natural gas hazards.
Visitors - such as purchasers and their children, trades and suppliers, and trespassers can get hurt on building sites and it is the Developer's, Home Builder's or Renovator's responsibility to keep them safe at every stage of construction:

Control:
Strict rules regarding safety must be respected and enforced. As a purchaser, trade or supplier, YOU MUST:
- Respect and follow the Developer's, Home Builder's or Renovator's procedures/guidelines for who, when and how many visitors may enter the building site, for example:
- Children may not be allowed on the job site.
- Building site visits may be by appointment only.
- Wear safety equipment such as:
- hard hats;
- ear, eye and foot protection; and
- identification.
- Agree and sign a Building Site Visit Policy including orientation to safely visit the building site.
- Agree and sign a clause within the Purchase Agreement or Purchase/Work Order, that will restrict the Developer's, Home Builder's or Renovator's liability if a visitor is injured on the building site.
- Agree with the Developer, Home Builder or Renovator on how many times you will have access to the building site.
- Communicate your wants, desires and vision for the building with the Home Builder or Renovator.
- Communicate your expectations to the Developer, Home Builder or Renovator for updates and/or progress reports.
- Respect the Developer's, Home Builder's or Renovator's obligation to enforce authorized access only and that restrictions may apply such as: alarms, motion sensors, fencing, barricades or enclosures.

CHBA-Central Alberta's Standing Committee on Building Site Safety acts to organize and implement construction safety training and programming for members, the larger industry, and the public.
Safety Director, Bob Zinken (Consolidated Gypsum Supply Ltd.), also acts as CHBA-Central Alberta liaise to Alberta Workplace Health and Safety, the Alberta Construction Safety Association, the Workers' Compensation Board-Alberta, and various other safety-related organizations including municipal emergency services.
Across the central Alberta region, CHBA-Central Alberta has seen an increase in organizations and workers taking action by completing safety training and observing safety rules and procedures, fewer workers getting injured, and reduced WCB Lost Time Claims.
As of January 1, 2007, CHBA-Central Alberta required all builder, renovator, trade and trade/supplier members to have completed the following workplace health and safety certification programs:
- Certificate of Recognition (COR) or Small Employer Certificate of Recognition (SECOR), and
- Partners in Injury Reduction (PIR).
In addition, as of January 1, 2007, CHBA-Central Alberta requires all builder, renovator, trade and trade/supplier applicants for membership to have either completed their COR or SECOR, and PIR certification, or, registered in these respective programs for completion within 12-months of the membership approval.
While CHBA-Central Alberta members know building sites, workers, and site visitors are more safe than ever before, we realize there is much more to be done.
Through our commitment to SAFETY at the BUILDING SITE and the cooperation of members of the public we can continue to see reduced risk of injury and safer communities in which to live.
